There are a few things about your brief which are very ambiguous.
1: 'similar in tone and scope to The Lord of the Rings, but based on reality' needs to be a lot more specific. eg. where, when, what reality ? Medieval, futuristic, contemporary etc. Specific country? (Italian architecture is different to French castles etc).
2: Does the trilogy last over time eg: 1995 -2070, 1655-3080 or on an imaginary timescale ?.
3: Characters? Any main figures, male or female? Heroes etc. Do they last throughout the series?
4: How would You like to interpret the story through the covers: Do you have any idea of what you would like to see on them?

5: Dimensions of the printed book cover. Paperback, Hardback, spine width or number of pages for both. This can be worked out by the designer but they would obviously need the cover size eg 6x9" etc. eBooks are standard sizes.
